Significantly, NAIOP-AZ’s top three priorities to: 1) reform our uncompetitive commercial property tax system; 2) to lower our corporate income tax rate; and 3) to enact a deal-closing fund to attract new firms to the State are all contained in the bill that is expected to be signed into law tomorrow by the Governor. This is a remarkable turn of events for our industry.
April 24, 2012 (Phoenix, Arizona) – GPE Companies [gpe1.com] reported closing 22 commercial real estate transactions and 17 construction supervision projects in the amount of $6.3M for 273,166 square feet in March 2012.
Leasing activity led the month with 19 new and renewing leases executed for 59,817 square feet at $3.7M in consideration.
In three separate sale transactions, 29,304 square feet sold for a total of $1.1M.

The Turanor PlanetSolar is a 95 ton catamaran that is a sun-powered ship. It is trying to become the first solar ship to go around the world. The ship cost $17.5 million dollars and is demonstrating clean energy travel. There are 825 solar panels which can generate up to 83.5 kilowatts. This could become a “hot” new idea for sailing.

The Pink Heals Tour rolled through Glendale on Saturday, November 12th, 2011. The Pink Heals Tour takes place all around the country bringing their pink fire trucks in support of the fight against breast cancer by donating to local charities in that state. Their motto is "Care Enough to Wear Pink - Driving for Cancer. Driving Awareness. Driving across America".
The Melting Pot restaurant invited them and hosted the event encouraging the other businesses at The Citadelle to participate. When you notice the pink t-shirts, keep in mind that purchasing them keeps the fire trucks on their mission.

November 12, 2011 (Phoenix, Arizona) – In October 2011, GPE Commercial Advisors (www.gpe1.com) reported closing six purchase transactions for $2.9M (37,492 square feet) and 12 lease transactions for $2.1M (31,937 square feet). Combined, GPE represented 18 completed transactions for $5M totaling 69,429 square feet. Additionally, GPE Management Services successfully provided construction supervision for 11 capital and tenant improvement projects totaling $245,000 during the month.
The year was 1974 and the population of Scottsdale was approximately 65,000 people. Scottsdale Road saw very little, if any, traffic after 9 PM. Scottsdale was known, at that time, as the West most Western town. Bill Jenkins was the Mayor and the Memorial Professional Building, as it was known then, was newly finished. It sits on the southwest corner of Miller and Osborn roads.

It has been found that employees who work in certain buildings may miss work due to being sick while other buildings have a relatively low record of the employees missing work due to being sick. Many experts refer to this as the “Sick Building Syndrome”. This can be contributed to the indoor environmental quality which can be defined by the indoor air quality, thermal comfort, lighting, and acoustics.

August 11, 2011 (Phoenix, AZ) Clifton Gunderson, ranked as one of the nation's largest certified public accounting and consulting firms, today announced it will relocate its Phoenix office. Effective January 1, 2012, Clifton Gunderson will become a new tenant at 20 East Thomas Road, Phoenix, Ariz. The new location will accommodate the expansion of Clifton Gunderson's Phoenix practice office.
Converting existing buildings designed for a specific purpose to another use is not always feasible from an economic standpoint. At times, such a situation does present itself. One such project GPE Management Services is responsible for is The Citadelle Plaza in Glendale, Arizona. This retail center, once in bankruptcy, and acquired last year has been converted to a combination of uses besides retail. There is now medical and general office component added to the project which has gone from less than 59% occupancy to nearly 72% projected occupancy in just over one year in a downtown market.

GPE Commercial Advisors, an award-winning commercial real estate firm, secured the sale of a 4,913 square foot, multi-tenant office space in upscale, Spectrum Falls Professional Park on 2730 South Val Vista Drive in Gilbert. The property sold for $728,019 and is located near retail and hospital developments.
This sale is part of a sustaining trend in office property. According to Reis, a New York commercial real estate research firm in report to NREI.com: "Companies absorbed 5.5 million sq. ft. of office space nationwide in the first quarter this year, marking the second straight quarter of positive absorption since 2007."
The 3-unit building was 100% leased by three tenants: Labcorp, American Family Insurance and Edward Jones. The buyer purchased the property with no plans to occupy.

The signs are there: The economy is heating up a little.
Companies are hiring again. Small businesses are picking up talented newcomers, whether recent college graduates or seasoned workers laid off from other firms. The third annual Ride for Semper Fi, which begins Oct. 13th, starting in Phoenix, is a 430-mile, three-day cycling adventure to raise money for injured Marines. The goal is to raise $177,500 for the Injured Marine Semper Fi Fund by the time the cyclists end the ride at Sea World in San Diego on Oct. 16. 50 cyclists, including some injured Marines who have been helped by the fund, devote nearly five months to train with training rides of up to 100 miles to get ready for this event.

Ms. Laurance is one of the most visible superstars in the history of pocket billiards. Known as The Striking Viking, she took the billiard world by storm since she moved to the US from her native Sweden. The Master of Ceremonies for the event is FOX 10 Sports Anchor, Jude LaCava.
