On July 31, 2012, Health Care Property Investors (HCP - NYSE) acquired Mountain Vista Medical Center (MVMC) located at 10238 E. Hampton Avenue in Mesa, Arizona from Tegra East Mesa MOB, LLC. The 97,549 square foot facility was part of a larger portfolio transfer between parties.
MVMC was developed on the campus of Mountain Vista Medical Center in 2007. Kathleen Morgan, Nicholas, Pelusio and Trisha Talbot of GPE Commercial Advisors leased the building to 98% occupancy and served as leasing agents on the property from pre-construction phase to the date of sale. GPE Management Services served as property manager for MVMC since its inception and provided construction management on over $3.5 Million of tenant and capital improvement projects over the last five years. GPE assisted in the transition of the property to the new ownership while representing Tegra. GPE is a leader in the Phoenix market when it comes to health care real estate both in leasing and management.

As the war of 1812 was drawing to an end negotiators for the United States and Britain met in England to negotiate a treaty. When the terms of the treaty were reached and agreed upon it took over a month for the information to reach the United States. During that time General Andrew Jackson led his troops in the famous battle for New Orleans. That battle cost the British over 2000 casualties and hundreds on the American side. Last Spring I decided to go on a tour of Salt River Fields at Talking Stick. The tours were offered on Saturday mornings. On Friday, December 14th, GPE Companies sent some elves to Scottsdale Fashion Square to help out with The Salvation Army's Christmas Angel table. We were kept on our toes helping numerous shoppers with picking out their tags and accepting their generous donations of toys for underprivileged kids. We were excited to learn that just on Friday alone, 38 large bags were collected full of toys and clothes. Each large bag held toys for at least a half dozen kids each.

This October I participated in the Susan G. Komen Race for the Cure 5K walk in downtown Phoenix with my company, GPE. The fundraising efforts and event went very well; we started early on in August spreading the information and gathering early donations. The day of the actual walk I came with GPE as well as family and friends to participate in the 5K walk. It was mid-October, the weather was perfect, and an overall positive attitude seemed to be everywhere I looked.

Algid Cooling Systems’ Dual Air Cooling units qualify for a tax deduction under the Federal Government’s 179D program the company has recently learned. The 179D program was put in place to encourage the design of energy-efficient buildings. The program provides up to a $ .60 per sq ft deduction for HVAC improvements which save energy. The tax deduction is available for improvements on new buildings as well as retrofits on existing buildings and it may be used by or shared by the building owner, architect, engineer, contractor and the supplier of the products.

The most common and widely available flatbread to use for the wrapper is a tortilla. In the commercial real estate industry, the certificate of estoppel is among one of the more common filings. They are typically used when the owner of a property is attempting to refinance a loan or enter into a loan modification with their lender. The estoppel certificate is an agreement that the buyer or present lender requests due to some new financial occurrence with the property. This document summarizes the details of the lease and any other distinction so that when it is signed by the tenant all parties are on the same page and in agreement about the lease terms.

The Turanor PlanetSolar is a 95 ton catamaran that is a sun-powered ship. It is trying to become the first solar ship to go around the world. The ship cost $17.5 million dollars and is demonstrating clean energy travel. There are 825 solar panels which can generate up to 83.5 kilowatts. This could become a “hot” new idea for sailing.

The year was 1974 and the population of Scottsdale was approximately 65,000 people. Scottsdale Road saw very little, if any, traffic after 9 PM. Scottsdale was known, at that time, as the West most Western town. Bill Jenkins was the Mayor and the Memorial Professional Building, as it was known then, was newly finished. It sits on the southwest corner of Miller and Osborn roads.

GPE Commercial Advisors, an award-winning commercial real estate firm, secured the sale of a 4,913 square foot, multi-tenant office space in upscale, Spectrum Falls Professional Park on 2730 South Val Vista Drive in Gilbert. The property sold for $728,019 and is located near retail and hospital developments.
This sale is part of a sustaining trend in office property. According to Reis, a New York commercial real estate research firm in report to NREI.com: "Companies absorbed 5.5 million sq. ft. of office space nationwide in the first quarter this year, marking the second straight quarter of positive absorption since 2007."
The 3-unit building was 100% leased by three tenants: Labcorp, American Family Insurance and Edward Jones. The buyer purchased the property with no plans to occupy.

It has been found that employees who work in certain buildings may miss work due to being sick while other buildings have a relatively low record of the employees missing work due to being sick. Many experts refer to this as the “Sick Building Syndrome”. This can be contributed to the indoor environmental quality which can be defined by the indoor air quality, thermal comfort, lighting, and acoustics.

This retail center, once in bankruptcy, and acquired last year has been converted to a combination of uses besides retail. There is now medical and general office component added to the project which has gone from less than 59% occupancy to nearly 72% projected occupancy in just over one year in a downtown market.
