The temperatures are warming, Easter eggs have been found, flowers are blooming (allergies are off the charts) and summer trips are being planned….yes, Spring is here. For most of us Spring is associated with rebirth, new beginnings, new starts and even resilience. It is a time to look forward. The cold dark winter is behind us, new opportunities and new outlooks are ahead. In many ways this Spring is synonymous with our current business environment. For years in many industries, real estate especially, we have experienced a cold, dark winter. Times have been hard, deals have been few and prices for our homes and commercial properties have fallen dramatically. This Spring there has been a rebirth, a resilience so to speak. Activity is picking up, prices are increasing and looking forward to better times has begun.

As the war of 1812 was drawing to an end negotiators for the United States and Britain met in England to negotiate a treaty. When the terms of the treaty were reached and agreed upon it took over a month for the information to reach the United States. During that time General Andrew Jackson led his troops in the famous battle for New Orleans. That battle cost the British over 2000 casualties and hundreds on the American side. Neither side knowing that the war had officially ended.

Happy Holidays from GPE
As the days get shorter and the temperatures get cooler our minds and hearts are moved to think about the Holidays and the end of another year. It is a time of year that brings smiles to most of our faces. A time when we get to connect with family, friends and loved ones we may not see as often. A time of year we think about the changes we made during the year. A time to reflect on goals achieved and those still a work in progress. A time we consider those we have lost. A time we open our hearts to those that are in need. A time we want to show our appreciation for those that helped us. And last but not least... a time of year that the stores, long lines and plethora of advertising surely have reminded us all to do our part and support the economy.

For those living on the East Coast, October 29, 2012 will be a day that will live in ‘infamy’. No, they were not attacked by a foreign enemy, as we were in 1941; rather Mother Nature unleashed her power and changed the lives of millions of people and much of the East Coast line of New Jersey for ever. It is at times such as these that one has to reflect on one's mortality and how small and inconsequential we all are in confronting the forces of Nature. It's also at times like these for people to put their politics and differences aside and come together. And that's exactly what was done in so many towns and states that were personally affected by the storm known as Sandy.

Go Team USA!
GPE Basketball and Hockey playoffs are over. Football is still a few months away. The Tour de France (the greatest sport - in my opinion) just finished. Now all eyes turn to London and the biggest sporting event in the world; the OLYMPICS. An event that only occurs every two years or every four for each respective sport. For many athletes an entire life’s dreams are realized over the span of just a couple weeks. They have dedicated their life to training and sport, so this moment can be realized for the entire world to witness. What an exciting time for them and all of us to share. Thinking back four years ago, many of us were suffering through some of the most difficult economic and market conditions we have ever faced. While we are far from “recovered” many are starting to see signs of an improved business environment and an increase in positive outlooks.

Do you consider yourself to be a successful person? What does it mean to be successful? Many years ago Ralph Waldo Emerson said “To laugh often and much; to win the respect of intelligent people and the affection of children; to earn the appreciation of honest critics and endure the betrayal of false friends; to appreciate beauty; to find the best in others; to leave the world a bit better, whether by a healthy child, a garden patch or a redeemed social condition; to know even one life has breathed easier because you have lived. This is to have succeeded.”

Many Arizonians enjoy hiking the paths laid out from Apache Junction to the White Tanks, and South Mountain to Humphreys Peak in Flagstaff.
Each path offers hikers unique challenges and whether you are a seasoned hiker or it’s your first hike, there are beautiful sites to see. More often than not, you will most likely see someone hiking with their pooch, but what many underestimate, is the water their dogs will need to sustain some of these long paths.

Sandwich WrapsWraps have all the quickness and hand-held, utensil-free convenience of a sandwich while offering more variety than a sandwich.
The most common and widely available flatbread to use for the wrapper is a tortilla. In addition to traditional flour tortillas, try herb, pesto, whole wheat, jalapeño, lemon, spinach, and tomato flavors. Try pita and naan breads, spring roll wrappers, or crêpes. Butterhead lettuce also works nicely for wrapping around fillings because the leaves are large and can fold without breaking.

"The primitive Apache was a true nomad, a wandering child of Nature, whose birthright was a craving for the warpath with courage and endurance probably exceeded by no other people and with cunning beyond reckoning. Although his character is a strong mixture of courage and ferocity, the Apache is gentle and affectionate toward those with his own flesh and blood, particularly his children." Apache comes from the Yuma word for “fighting men” and also from the Zuni word, “enemy.” Where my mom comes from, Apaches are our family history. We Apaches were riders, hunters and warriors.

The estoppel certificate is an agreement that the buyer or present lender requests due to some new financial occurrence with the property. This document summarizes the details of the lease and any other distinction so that when it is signed by the tenant all parties are on the same page and in agreement about the lease terms.
