The Citadelle Plaza The Citadelle Plaza

Converting existing buildings designed for a specific purpose to another use is not always feasible from an economic standpoint. At times, such a situation does present itself. One such project GPE Management Services is responsible for is The Citadelle Plaza in Glendale, Arizona. This retail center, once in bankruptcy, and acquired last year has been converted to a combination of uses besides retail. There is now medical and general office component added to the project which has gone from less than 59% occupancy to nearly 72% projected occupancy in just over one year in a downtown market.

This project also requires "out of the box" thinking to bring foot traffic to the shops. Creating a 'Farmer's Market' has drawn people and interest and several new tenants. Creating a holiday atmosphere last December, a Santa was on hand to entertain the visiting children. There was even snow for a snowball fight!

Management has worked hard on this project in the area of tenant relations to secure a good mutual working relationship. Each tenant has been dealt with on an individual basis and working in concert with the Landlord, many tenants have renewed their leases and are working on strengthening their businesses.
