Tenant Improvements:
Tenant Improvement jobs ranged from minor remodels to $500,000 complete build-outs on “raw shell” spaces. Projects included the following tenants:
- American Family Insurance
- Strickbine Publishing
- Bennett & Porter Insurance Company
- Medifast Weightloss Centers
- Avalon School of Cosmetology
- Glendale Family Eye Care
- Zendejas Grill
- Zethina Cosmetics
- Cactus Children’s Clinic
- Pointe Schools
Projects ranged from retail, restaurant, commercial office to medical office space.
Capital Improvements included:
- Cooling Tower and major mechanical change-outs
- Exterior improvements to properties (re-roofing, structural improvements, shade structures)
- The tenant improvement activity was driven by leasing of space by GPE Consulting Services
(part of the GPE family of companies).
GPE’s leasing Brokers signed multiple new tenants in the fourth quarter of 2010 resulting in the high level of construction activity in the following quarter.
GPE offers Construction Management services to the Owners of their managed properties and the services include:
- Review of Plans and specifications
- Bidding of jobs to multiple contractors
- Evaluation of bids and recommendation of “winning” contractor to the Owner
- Contract Documentation
- Construction Management during the build-out process
- Construction Accounting
- Coordination with the Tenant on phone/data install and move-in
- Close-out of Jobs and final recordkeeping documentation

Citadelle Shopping Plaza in Glendale, Arizona
The most challenging job of the quarter was the construction of the new Family Eyecare of Glendale medical and retail space at the Citadelle Shopping Plaza in Glendale.
This job which is a design partnership of Family Eyecare of Glendale and Zeiss, the German maker of high quality optics, required the engineering and construction of a 30 foot dome, 29 feet off the ground for the eyewear boutique sales area.
The eyewear boutique was designed by KlingStubbins, a Philadlephia design firm and features a NASA theme (Zeiss is a German maker of optics and provided optical instruments for NASA for the moon landings) which includes a night sky on the dome, hanging “starburst” chandeliers, “planet” pendent lighting and large photo-murals of the NASA astronauts on the moon.
The boutique and associated eye care medical offices will have a “soft” opening April 4, 2011 and their Grand Opening Celebration is scheduled for May 2011.
