GPE is concerned with the satisfaction of tenants and unit owners that occupy buildings we manage.

We work to build relationships and regular communication with each tenant and unit owner. We solicit feedback to determine not only if needs are being met, but if future concerns should be addressed. Tenants/Unit owners are encouraged to play an active role in the well-being of the property.

Similarly, we monitor actions at the site to address potential problems. We consider it a part of property management responsibility to make sure tenants feel safe in their environment.

Additionally, we understand the tenants' concerns associated with operating costs they share with properties. Each year, we prepare and distribute detailed explanations of expenses. As needed, a member of the GPE staff will meet with a tenant to help understand the expenses. It's our effort to build a positive relationship for the tenant as well as the property owner.

Property owner associations have unique needs. We have professionals who specialize in addressing those needs.

Our professionals are experienced with the requirements of administering and attending the needs of unit owners. Individual CC&R requirements are studied and enforced. Full accounting for assessments and reporting are provided to association board members to ensure proper reserves are maintained. If needed, we will be available to participate in scheduled board meetings.

GPE's maintenace engineers can also be available for support. On a work order basis, we can assist an  individual unit owner or provide an inspection of the property.

Our success in cultivating an attractive and productive property increases tenant retention rates. Tenants know they can trust GPE to provide an environment in which their business can grow. Over the past five years, GPE successfully retained the tenancy of over 90% of the tenants at the properties we manage.

When it comes time for lease renewals, GPE is available to handle the process. From negotiation to successful transaction, our work assures continued success – at a fraction of the commission required if an outside agent is retained.
